Housing in the district is a mixture of new subdivisions - especially in the main urban areas of Alexandra, Clyde, Cromwell, Ranfurly and Roxburgh - and character homes. Lifestyle blocks are increasingly popular, and a strong building industry serves the demand for new housing.

Houses to Buy

In Central Otago District the average house price is $313,368 (as at Janaury 2015).  This compares to:
    $653,950 in Queenstown,
    $289,000 in the wider Dunedin area, and
    $695,215 in the wider Auckland region (ref. Quotable Value).

Average house prices vary greatly within the district from Cromwell at $350,000 - $450,000 and $310,000 at Alexandra, through to Ranfurly and Roxburgh at closer to $185,000.  Bare residential sections range from $130,000 to $180,000 in Cromwell, $130,000 - $150,000 in Alexandra, $210,000 in Clyde and around $70,000 in Ranfurly and Roxburgh.

Houses to Rent

Rental housing ranges in price from $120 to $400+ a week depending on locality and size. Overall the mean weekly rental in Central Otago is $282, although rental prices vary significantly throughout the district and bewteen properties (due to property size and condition). Demand for rental properties is currently very tight, particularly in places ilike Cromwell, and this pushes up rental prices also.

As at March 2015, average Central Otago rental prices are as follows:
Cromwell -     $260-$290 for 2-bedroom propoerties, through to $310 to $400+ for 3 and 4 bedroom properties
Alexandra -    $190-$250 for 2-bedroom properties, through to $280 to $350+ for 3 and 4 bedroom properties
Roxburgh and Ranfurly -     $165-175 for 2-bedroom properties, through to $200+ for 3 and 4 bedroom properties.
